Four-Month Villas and an Unfinished Record: Adrian Campbell’s Saraya Sales Pitch Faces Scrutiny

Kinnara’s promotion promises rapid construction in Lombok. Questions about its delivery record, claimed agent network and project approvals demand documented answers.

A promotional message circulated to investors advertises Saraya Resort Lombok with a confident construction claim:

Saraya Resort Lombok, built by Kinnara Capital.

The message invites prospective purchasers to judge Kinnara by its construction performance.

Where is the completed villa substantiating the four-month promise?

The demonstration villa: allegedly 100 kilometres away

According to information supplied for this article, the building used to promote Kinnara’s rapid construction capability stands approximately 100 kilometres from the proposed Saraya resort, on an isolated rocky outcrop.

It is alleged that almost seven months have passed since the promotion began, that the villa remains unfinished and that work has stopped for months.

The location, construction dates and reported stoppage have not been independently verified. Dated footage, site coordinates and construction records would allow those claims to be tested.

If substantiated, they would raise substantial questions about what prospective purchasers were being shown and how that building supports the advertised delivery claim.

An unfinished structure cannot demonstrate completed delivery.

A claimed property giant—where is the completed portfolio?

Kinnara has allegedly presented itself as one of Southeast Asia’s largest property companies. Its published marketing promotes more than 15,000 registered agents and international buyer reach. (kinnara.capital)

Yet the material reviewed for this article established no independently verified portfolio of completed developments delivered by Kinnara.

It is further alleged that the company has received tens of millions of Australian dollars from investors without completing a single villa. The amount collected and the claimed absence of completed properties require verification through financial records, contracts and handover documents.

A company promoting substantial scale should readily identify its completed projects, their addresses, completion dates and its precise development role.

There are also allegations that photographs of another developer’s project were shown to prospective buyers as evidence of Kinnara’s experience. Establishing that claim requires the original promotional material and confirmation of who actually developed the photographed properties.

The 15,000-agent claim

A published report describes a September 2026 audit identifying 256 agents with active listings on Kinnara’s platform, with most listings concentrated in two accounts. (businessaustralia.news)

Active listing accounts and total registered agents are different measures. The underlying dataset requires examination before concluding that registrations were fabricated or agents’ details were scraped from other websites.

Nevertheless, buyers deserve to know what the advertised network represents: registrations, active agents, authorised listings or agents producing completed transactions.

Four months in the promotion—six to twelve months in the FAQ

Saraya’s own published FAQ states that villa construction typically takes six to twelve months, depending on specifications, sequencing and weather. Commencement also depends on approvals and release of the relevant construction stage. (sarayalombok.com)

A demonstration villa could follow a shorter programme. Kinnara should explain whether its four-month promotion refers to a completed property ready for handover, a structural shell or a particular construction stage.

Its development timeline, marked as last updated in August 2026, schedules villa and core amenity construction from October 2026 to October 2027. The conservative programme allows practical completion by April 2028 and reports overall progress of 20 per cent. (kinnara.capital)

Those dates make clarity essential about what purchasers are promised and when they can expect delivery.

Campbell’s criminal history is documented

The credibility questions are sharpened by the Federal Court’s judgment delivered on 20 August 2026.

The judgment records that Adrian James Campbell initially denied criminal convictions in sworn evidence. His subsequent affidavit acknowledged fraud convictions in 2012 and consumer-law convictions in 2015 and 2018.

Justice Derrington found significant non-disclosures concerning Campbell’s criminal history, residence and claimed losses. The Court discharged the interim injunction and ordered Campbell to pay 80 per cent of the opposing party’s costs associated with the interlocutory application on an indemnity basis.

That ruling did not determine the underlying investor-fraud allegations or establish that Saraya is fraudulent. (judgments.fedcourt.gov.au)

The documented convictions and failures of disclosure warrant rigorous scrutiny of current representations seeking investors’ money.

The alleged five-year development restriction

According to information supplied for this article, a Lombok government official has stated that the proposed Saraya site cannot be developed for five years.

The official’s written advice, the legal basis of any restriction and the affected land parcels have not been provided for independent verification.

There are also allegations of competing ownership claims affecting the site. These require title records and relevant dispute documents.

If a development restriction or ownership dispute affects delivery, purchasers need a clear explanation of its consequences for construction, contractual handover dates and payments being requested.

Kinnara should publish the applicable land rights, planning permissions and building approvals, and explain how they support its advertised programme.

Further financial allegations remain unresolved

There are allegations concerning approximately AUD 6 million to AUD 7 million in investor funds associated with a neighbouring development, alongside allegations that the project now marketed as Saraya was renamed following that controversy.

Campbell’s responsibility for those alleged losses and the asserted connection to any rebranding have not been independently established for this article.

Additional claims connecting him to AUD 22 million allegedly traced from Australian brokerage clients, or to a separate alleged AUD 100 million fraud, also require records demonstrating his specific involvement before they can be reported as findings.

Publish the evidence

The supplied promotion provides no independent ranking supporting its description of Saraya as Lombok’s “#1 development”.

The construction and scale claims deserve equally direct examination. Kinnara should publish:

* Completed project addresses, handover dates and evidence of its development role.
* The location and construction records of the advertised four-month villa.
* An explanation of any prolonged work stoppage.
* Evidence supporting the claimed agent network.
* Land rights and approvals underpinning the Saraya programme.
* A documented response to the alleged five-year restriction.

Investors deserve completed properties they can inspect, financial representations they can check and approvals they can verify. A WhatsApp invitation and CCTV footage cannot substitute for that evidence.
